Why use an independent advisor rather than a property salesperson?
A developer or broker is paid to sell a product. An independent advisor is paid to defend your interests: they compare, negotiate — and may recommend that you do not invest.
Do you work on investments in Spain?
Yes. We support French-speaking and international investors on projects in Spain: local market analysis, Franco-Spanish structuring of the deal and coordination of the players on the ground.
From what amount do you support a project?
Every situation is reviewed case by case. The relevance of our support depends less on the amount than on the complexity of the project and the wealth and tax issues involved.
How do you assess the profitability of a real estate investment?
Through full modelling: gross and net yield, cash flow after financing and taxes, IRR under several exit scenarios. A property’s advertised yield is never taken at face value.
